Oxand takes an important step with Blue Module and Flux for efficient integration of Sustainability Paragraph (DuPa) 2.0 in valuations
FluX, market leader in valuation management software
FluX is taking a significant step in the rollout of Sustainability Paragraph 2.0 (DuPa). Starting February 15, 2024, FluX will offer the option to implement the new sustainability paragraph within its platform. To streamline this process for its affiliated appraisers, a partnership has been established with Blue Module, a provider of ESG Accounting Software.
Ruben Troostwijk, Commercial Director of FluX, says: “The collaboration with Blue Module allows our appraisers to efficiently generate the ESG Appendix for bank valuations. And the quality of the information provided meets the bank’s expectations.”
Starting February 17, 2024, the new sustainability paragraph is mandatory for Dutch banks. From that date, Environmental Social Governance (ESG) factors must be included in the valuation report when calculating the market value. The development of DuPa 2.0 is a joint initiative with ABN AMRO, ING, Rabobank, and the nine largest valuation firms. FluX was involved from the outset to ensure a smooth implementation within the valuation software.
Blue Module, recognized provider of ESG data
Blue Module, recognized by banks as an ESG data provider, automatically facilitates 88 data points that enable appraisers to efficiently provide banks with the requested DuPa information on energy, climate risks, and sustainability costs. Analysis by FluX shows that appraisers expect to spend at least three hours on a DuPa 2.0 report, but with Blue Module’s automation, this can be reduced to less than one hour.

Oxand, expert in real estate data with scenario software Simeo
To obtain the information on sustainability costs required by DuPa 2.0, Blue Module collaborates with the Dutch/French company Oxand, which manages a database containing infrastructure and (over 50 million m²) real estate data. This includes information on the obsolescence of building components, maintenance and replacement costs, and their impact on lifespan and sustainability.
Oxand’s Simeo software provides insight into potential sustainability measures, including specific quantities. It also provides insight into replacements, including the costs per building component, costs per m², and energy reduction resulting from the sustainability measures.
Application and use
FluX users who activate the integration with Blue Module pay an annual fee of €235 for unlimited use. Starting February 15th, appraisers can quickly fill in the required DuPa fields within FluX using Blue Module software.
